One of the biggest contributors to global warming is carbon dioxide. The energy we use heating, lighting and powering our homes produces over a quarter of the UK’s carbon dioxide emissions. It is vital that we reduce our carbon footprint in order to protect the planet for future generations.
An energy performance certificate, or EPC, tells you how energy efficient a building is. It gives a rating from A (very efficient) to G (inefficient). Your EPC will also tell you how costly it will be to light and heat your property, and what its carbon dioxide emissions are likely to be. It includes information on how you could improve your rating, and what your EPC could be if you made the recommended improvements.
Energy ratings are worked out using the Standard Assessment Procedure, or SAP, to score your home’s energy efficiency. The result will be a number between 1 and 100, which then gives you your EPC rating.
If you’re selling your property, you must make the EPC available to potential buyers. From 2025, all newly rented properties must have an EPC rating of C or above. Currently, properties only require an EPC rating of E or higher. Existing tenancies will have until 2028 to comply with the rule change.

Installing a 4kW solar PV system could add up to 15 points to your EPC rating. This means that if you started at a low level E, after installation your property would be a low level D.
An EPC rating is calculated by a trained assessor based on how much energy your property uses per square metre, and how much energy it loses. The assessor will look at what energy source(s) your home uses, your heating system, insulation and what type of shower you have, among other things.
Most elements of your EPC rating are based on facts, such as whether you have single, double or triple glazed windows. The assessor may have to make some estimates, based on the condition and age of the property.
A good EPC rating is B or above. The best energy performance rating is A, whereas the worst is G. The average energy efficiency rating for a dwelling in England and Wales is band D (rating 60). New build homes generally have higher EPC ratings.
An EPC will last for 10 years. You are free to get a new EPC for your property at any time if you have made improvements to the energy efficiency - such as by upgrading your insulation, or installing a solar PV system.
A better EPC rating could improve the value of your home, so it’s definitely worth getting a new EPC before you sell your property if you’ve made improvements.
